Construction Management
Our construction division is managed by project, so each project is treated equally. Each client’s project follows this process:

•Initiation - Authorizing the project.
•Planning - The need to define and select the best appropriate methods to meet the specific needs for which the project was created.
•Execution - Coordinating the personnel and resources to carry out the project plan.
•Control - Controlling the project by constantly monitoring and measuring its progression, identifying any variances or potential risks that could affect the plan so that corrective measures can be taken when necessary.
•Closing - Tenant or owner acceptance of the project and all formalized documentation to attain project closure and Certificate of Occupancy.


Property Management
At every point of the property management spectrum, Zaepfel employs experienced professionals who are responsive to your call – often anticipating your needs even before you realize you have them. From building and structural design to HVAC, electrical, plumbing and all related disciplines, we adhere to the totally integrated "design, build, maintain" model. Our New York State-licensed stationary engineer coordinates the efforts of his staff to ensure the security, comfort and well-being of our tenants.
